Port Aransas beach house rentals: how close is the beach?

A Gulf view does not tell you how to reach the sand. Find the boardwalk, road crossing or beach access route before you book.

The Short Answer

Port Aransas beach house rentals that sit right on the sand are rare. Look at Lost Colony, Gulf Waters and the gulf-front row at Cinnamon Shore. For more choices, book a gulf-side condo with its own dune walkover. In town, that means Sandcastle, The Dunes, Sea Isle Village or the Aransas Princess. South of town, look at the beach side of Highway 361, at complexes such as Port Royal, Mustang Towers, Sandpiper and the Mayan Princess.

On the sand, close to town
Sandcastle Condominiums or The Dunes. Each sits where a town street runs straight onto the beach.
Inside the lifeguard zone
Sea Isle Village. Its beach mat lands near marker 3, and city lifeguards cover markers D to 9 in summer.
Big pools for kids
Port Royal Ocean Resort. It has a lagoon pool with slides and a swim-up bar, plus a boardwalk through the dunes.
A beach-town feel on foot
Cinnamon Shore or Palmilla Beach. You get community pools and a short walk or golf cart ride to the sand.
Boats and fishing
Island Moorings or Channelview on the bay side. You'll drive to the beach.

In Port Aransas, “beachfront” can mean a boardwalk over the dunes or a walk across a state highway. We sorted the island’s condo complexes and rental communities into four groups, so you know what you’re booking before you pay the deposit.

“Beachfront” is the most stretched word in Port Aransas rental listings. One beachfront condo has a boardwalk over the dunes to the sand. Another sits across State Highway 361, and you cross it with the kids and the cooler.

The fastest test is which side of Highway 361 the rental sits on. The highway runs the length of Mustang Island, which has about 18 miles of Gulf beach. Gulf side usually means a walkover to the sand. Bay side usually means a drive, since golf carts can’t ride the highway south of Avenue G.

We sorted the island’s main condo complexes and rental communities into four groups. On the sand. Across the road. Walk to the beach. Drive to the beach. Then we added the beach parking and golf cart rules, because they decide how far “close” really is.

Where to stay in Port Aransas, by distance to the sand

Port Aransas rentals fall into four groups, and Highway 361 is the main dividing line. The groups describe the unit, not the complex. Cinnamon Shore, Palmilla Beach, Island Retreat and Sunflower Beach each have units in more than one group.

Group What it means Your walk to the sand Best for
On the sand Gulf side, with the complex’s own boardwalk or dune walkover. No road to cross. A boardwalk over the dunes Small kids and lots of beach gear
Across the road Bay side of Highway 361. You cross the highway on foot or drive. About 0.7 mile plus a highway crossing, or a short drive Groups who plan to drive to the beach anyway
Walk to the beach Planned communities and in-town condos a block or more from the sand. No highway to cross. One block to about 0.6 mile Families who want a house, a pool and a golf cart
Drive to the beach Old Town cottages, marina condos and canal homes About 0.8 to 1.6 miles Anglers and anyone who wants to walk to dinner

Distances come from complex websites and rental listings.

Why “on the sand” usually means a boardwalk

Almost every gulf-front rental in Port Aransas sits behind a line of protected sand dunes. Most complexes cross them on a boardwalk or a beach mat. At Cinnamon Shore, for example, the developer says about 300 feet of dunes sit between the homes and the water.

Texas law bans damaging dunes or dune plants without a permit, with civil penalties of $50 to $2,000 for each day. Visit Port Aransas asks guests to stay on walkways and never walk, drive or ride over the dunes. So the real question for a gulf-front rental is how long its boardwalk is. Ask before you book.

How we sorted these rentals

The groups below describe the route to the beach. They draw on property maps, official rental sites and the supplied research. Buildings within one complex can have different walks. Check the exact unit address and beach route before you pay.

Port Aransas rentals that are actually on the sand

These condo complexes and home communities sit on the Gulf side with their own way over the dunes. You won’t cross a road to reach the beach. Most units are individually owned and rent through Vrbo, Airbnb or local managers, so the same complex can show up under a dozen listing names. Port Royal and the Aransas Princess also take bookings at their own front desks, more like a hotel.

In town, near Old Town and the jetties

In-town complexes put you on the sand and a short golf cart ride from restaurants. Several sit where a town street runs straight onto the beach.

Executive Keys 800 Beach Access Rd. 1A Private dune walkover Pool Same road as the Aransas Princess
Island Retreat 700 Island Retreat Ct. Pedestrian boardwalk Two pools, tennis courts 25 acres. Back buildings feel more like a walk to the beach, so ask which building.

South of town, on the beach side of Highway 361

South of town, the gulf-front complexes line the beach side of Highway 361. Expect quieter sand and bigger pools, with dinner a drive away.

Complex Address How you reach the sand Pools Good to know
Casa on the Beach 4903 SH 361 Dune walkover. The complex says there’s no long boardwalk. Pool About 34 units. Books by phone.

Mayan Princess 7477 SH 361 Private boardwalk Three lagoon pools, one heated and one for kids 60 units. Ground-floor units have limited Gulf views.

Sources are complex websites, MLS listings and rental company pages.

Plan to drive into town from these complexes. Golf carts can’t use Highway 361 south of Avenue G. The city counts the beach as a street, though. If your complex has a crossover built for carts, like Gulf Waters, a registered cart can ride the beach toward town instead.

Gulf-front houses are rare

Want a whole house on the sand? Your choices are short. Lost Colony and Gulf Waters have gulf-front homes. Cinnamon Shore has a gulf-front row behind its dunes, but most of its homes sit farther back. Filter by “Gulf front” on the rental company’s site, then check the map pin.

Across the road and walk to the beach

Across-the-road rentals are where “beachfront” fools the most people. Walk-to-the-beach rentals skip the highway and usually give you more house for the money.

Use Vrbo’s Port Aransas map to compare rental locations. Check the unit’s street address against Highway 361 before choosing it.

Across the road

These rentals sit on the bay side of Highway 361. You cross the highway on foot or drive to the beach.

Pirates Bay, at 2212 SH 361, is a clear example. It sits on the bay side of the highway. One rental listing puts the beach about 0.7 mile away, a 12-minute walk. The same listing says there are no legal golf cart crossings over Highway 361 there, so plan to drive.

Across-the-road listings still say “beach view” or “steps to the beach.” The view may be real from an upper floor. The steps include a road. If you have toddlers, or you don’t want to drive every day, read the map before you book.

Walk to the beach

Walk-to-the-beach rentals sit a few blocks or a boardwalk path from the sand, with no highway to cross. Port Aransas has two large planned communities built this way, plus a handful of in-town condos.

Cinnamon Shore North opened in 2007 on about 64 acres, about 3 miles south of central Port A. It has three pools and two dune crossovers, one for golf carts heading to the beach and one for carts coming back. People on foot can use both. Homes on the inland side of Seaside Drive cross that street to reach them. The rentals office is at 5009 SH 361.

Cinnamon Shore South sits about 1.5 miles farther down the island on about 150 acres. It has five pools, three two-way dune crossovers and a 4-acre lake. Only homes tagged “Gulf Front” in its rental search sit on the dune line. The rest are a walk or a golf cart ride. The rentals office is at 440 South Shore Dr.

Palmilla Beach is a golf resort community on the Gulf side of Highway 361. Boardwalks lead to The Beach at Palmilla, which has umbrellas, food service and an air-conditioned comfort station. One home listing puts the sand about 0.6 mile away, a 10-minute walk. Sea Gate condos inside Palmilla have direct boardwalk access, so a few units are on the sand.

Sunflower Beach Resort, at 190 Beach Access Rd. 1 next to Palmilla, has a boardwalk with golf cart access at beach marker 28. It has two pools, one for adults only. Some homes are gulf-front. Building work is still going on, so ask about construction near your rental.

In town, a few complexes sit a short walk from the beach.

  • Island Dunes, 715 Beach Access Rd. 1A. Many listings call it “one block from the beach.” You cross a street, not the highway.
  • Courtyard Condominiums, 622 Beach Access Rd. 1A. About two blocks from the beach, with a heated pool.
  • Sunday Villas, off 11th Street. One listing calls it a 5-minute walk to the beach.

When the walk is the better deal

Pick a walk-to-the-beach rental if your group needs four or more bedrooms. Gulf-front houses are few, so big groups usually end up in a house a short walk back. Up to four bedrooms, bigger homes also cost less per bedroom. In Rabbu’s April 2026 data, a four-bedroom rental averaged about $83 per bedroom per night. A one-bedroom averaged $158.

A golf cart closes most of the gap. Cinnamon Shore’s crossovers are built for carts, and Sunflower Beach has cart access at marker 28. The beach becomes a short ride with the chairs in the back.

Drive-to-the-beach rentals in Old Town and on the bay

Old Town, marina and canal rentals sit about 0.8 to 1.6 miles from the sand. You give up the beach view. You get restaurants and fishing docks within walking distance, and some homes come with a boat slip.

Old Town

An aerial view of Spanish Village in Old Town Port Aransas
An aerial view of Spanish Village in Old Town Port Aransas. Spanish Village / Official website

Old Town is the original Port A, with cottages and small condo complexes such as Spanish Village and Mercer Village. Rental listings put the beach about 0.8 to 1.6 miles away. One Old Town listing measures 0.8 mile, a 15-minute walk, to I.B. Magee Beach Park. Spanish Village calls the Gulf about a 5-minute bike or golf cart ride down Beach Street.

Beach Street leads to I.B. Magee Beach Park, a 167-acre Nueces County park by the jetties. Horace Caldwell Pier runs about 1,200 feet into the Gulf there. Parking on the sand is free between the jetties and the pier, so you won’t need a permit for that stretch.

If you’re here to fish, Old Town puts you a short walk from the party boat docks on Cotter Avenue. See our guide to deep sea fishing in Port Aransas for prices per angler.

Marina, canal and channel homes

Bay-side rentals trade sand for water you can launch a boat into.

  • Island Moorings. Marina-view condos and canal homes near Mustang Beach Airport, with a pool, a hot tub and boat slips. Port A Escapes says guests reach the beach by golf cart via Beach Access Road 1A. Ask your host which route is legal.
  • Channelview. A gated complex on the ship channel with a heated pool and a private fishing pier.
  • Bay Tree Condominiums, 900 N. Station St. On the Intracoastal Waterway.

Why driving to the beach is easier here

Port Aransas lets you drive and park on the beach. That turns “drive to the beach” into “park on the beach,” with your car a few steps from the water.

You’ll need the $12 city beach parking permit for most of the shoreline. Old Town guests can skip it by parking free between the jetties and Horace Caldwell Pier. The full rules are in the permits section below.

How to read a Port Aransas listing so “beachfront” doesn’t fool you

The map pin and street address tell you where a rental really is. Use this table to translate the most common listing phrases.

The listing says What it usually means Ask the host
“Beachfront,” “Gulf-front,” “Oceanfront” The building sits on the Gulf side with its own walkover How long is the boardwalk, and which building is my unit in?
“Gulf view,” “Ocean view” You can see water from some window. The rental may be across a road. Is there a road between the rental and the beach?
“Beach access,” “Beach rights” A perk of the neighborhood or complex, not a location How far is the walk, in feet or minutes?
“Steps to the beach,” “Short walk” Anything from a boardwalk to half a mile How many minutes on foot, with kids and a cooler?
“One block from the beach” You cross at least one street Which street, and is there a crosswalk?
“Golf cart included” A cart comes with the rental Does it have a city plate and a beach permit?

Four checks before you pay

  1. Find Highway 361 on the map pin. Gulf side means a walkover. Bay side means a crossing or a drive.
  2. Find the city registration number. Port Aransas requires every short-term rental ad to show its city registration number. City rules also require ads to list the number of off-street parking spaces. No number is a red flag.
  3. Count your group against the occupancy cap. City rules allow two people per bedroom, plus four. Homes over 3,250 square feet allow two per bedroom, plus six. A three-bedroom home tops out at 10 guests.
  4. Read the hurricane policy. Three of the four local rental companies in the source research don’t refund for hurricane evacuations. More on that below.

Port Aransas beach parking permits and golf cart rules

You need a $12 beach parking permit to park on most of the Port Aransas beach in 2026. Golf carts need a city registration plate, and they can’t ride Highway 361 south of Avenue G.

What 2026 cost Where to get it What it covers
Beach parking permit, car or truck $12, good January 1 to December 31 City Hall at 710 W. Avenue A, the Port Aransas Chamber, Lowe’s Family Center, convenience stores and beach vendors Parking on the beach from marker 0 to marker 62. The same sticker works on Corpus Christi beaches.
Golf cart registration $50 a year for residents, $100 for non-residents Online through the city’s permit portal A city plate for street use. You need a driver’s license and Texas liability insurance on the cart.
Golf cart beach permit $12 more With the cart registration Parking the cart on the beach
Mustang Island State Park entry $7 per adult per day, free for kids 12 and under At the park. Reserve a day pass, since the park often fills up. The state park beach. Your city beach sticker doesn’t cover it.

Beach parking, in plain terms

The beach and surf at I. B. Magee Beach Park

  • Each car parked on the sand needs its own sticker. Visit Port Aransas lists the price per vehicle. Trailers you tow don’t need one.
  • Two stretches are free. You can park without a permit between the jetties and Horace Caldwell Pier, and between markers 52 and 58.
  • The price may rise in 2027. Nueces County and Corpus Christi voted in 2026 to raise the shared sticker to $20 starting January 2027, pending approval from the Texas General Land Office. Check the price before you buy for a 2027 trip.

Driving on the beach

The city treats the strip between the dunes and the wooden posts as a two-lane road, and all traffic laws apply. Visit Port Aransas lists the speed limit as 15 mph. From the South Jetty to marker 19, park only on the road side of the posts, and skip any post with a red top. Never drive on the dunes. Beach Access Roads 1, 1A and 2 are the main ways on and off the sand outside Old Town. Visit Port Aransas notes that four-wheel drive may help in soft sand.

City lifeguards cover the beach from marker D, near Horace Caldwell Pier, to marker 9. They work daily from Memorial Day to Labor Day, then Thursday through Sunday until Halloween. With small kids, that’s a good reason to book near that stretch.

Golf cart rules for renters

Many visitors get around Port A by golf cart, and police enforce the rules. In February 2024 the city put up about 40 signs on Highway 361 warning of fines up to $500. Police told KRIS 6 News they wrote 354 tickets in 2023 for carts on the highway.

  • Stay off Highway 361 south of Avenue G. This is the rule that catches renters. Fines run up to $500.
  • The beach counts as a city street. Seat belts, open container and DWI laws all apply there.
  • The driver needs a valid license. Visit Port Aransas says drivers must be at least 16.
  • Everyone stays seated. No riding on laps, and kids need car seats where the law calls for them.
  • No carts on sidewalks, walkways, parks, playgrounds or school grounds.
  • Check the plate. City rules treat any rental home that includes a cart as a golf cart rental business. Ask your host whether the cart has a current city plate and beach permit.
  • ATVs and UTVs aren’t allowed anywhere in the city, including the beach, unless they carry a regular Texas license plate.

Other beach rules worth knowing

  • No glass on the beach.
  • Small fires up to 3 feet by 3 feet are allowed. Put them out with water.
  • Dogs must stay on a leash.
  • In recent Spring Breaks, the city has banned drinking on the beach after 6 p.m. Check the current rules if your trip falls in March.

Airbnb, Vrbo or a local rental company in Port Aransas

Many Port Aransas condos and beach houses show up on Airbnb, Vrbo and a local rental company’s own site at the same time. The unit is the same on every site. The fees and cancellation rules aren’t.

Vrbo

You’ll find units from many of the complexes in this guide on Vrbo. Search by complex name to compare several units in one building. Guests pay a service fee that Vrbo says varies with the booking amount. Vrbo’s free VrboCare program, which replaced “Book with Confidence” in October 2025, helps if the host cancels, you can’t check in, or the rental isn’t what the listing promised. Vrbo also sells optional trip protection, and a mandatory evacuation for a natural disaster is a covered reason.

Compare Port Aransas beach houses on Vrbo. Open the total for your full stay, then compare the same unit with its local manager.

Finding a Port Aransas Airbnb on the beach

Many Port Aransas rentals list on both Airbnb and Vrbo, so compare the same unit on each. Airbnb has a “Beachfront” category for Port Aransas. Run the same map check on anything you find there, and search by complex name to see several units in one building. Airbnb is moving hosts to a single host-paid fee, so more listings now show a price with Airbnb’s cut built in. AirCover helps if a host cancels or a listed amenity is missing, but you have to report it within 72 hours. Airbnb’s disruptive events policy treats hurricanes during hurricane season as foreseeable, which limits refunds for storm cancellations.

Local rental companies

Booking direct skips Vrbo’s guest service fee, and you get a local office if the air conditioning quits on a Saturday in July. The trade-off is strict cancellation.

Company Port A rentals Payment Cancel and get money back Hurricane policy
Port A Escapes About 250 25% down, balance 30 days before arrival 31 or more days out, minus $50 No refunds or date changes for any evacuation. Recommends travel insurance from June 1 to November 30.
Cinnamon Shore 290 or more 50% deposit, balance 30 days before arrival Deposit back, minus 10% of the total, if you cancel more than 30 days out Not stated on its policy page. Sells travel insurance through RedSky.
Port A Beach House Company About 55 25% down, balance 30 days before arrival More than 31 days out, minus $100 No refunds for hurricane interruptions within 30 days of arrival
On Island Time Properties About 65 across Port A, Mustang Island and North Padre 25% at booking, balance 15 days before arrival 15 or more days out, in writing, minus $75 plus tax No refunds. Offers insurance through Rental Guardian, including Cancel For Any Reason.

Policies from each company’s terms page. All four require the renter to be at least 25.

Silver Sands Vacation Rentals manages about 175 Port A properties. Its policy pages didn’t load for us, so ask for its cancellation and hurricane terms in writing before you pay.

Hurricane season and your deposit

Atlantic hurricane season runs June 1 to November 30. City rules require short-term rental guests to leave right away when officials order visitors to evacuate. Since three of these four companies won’t refund for a storm, buy travel insurance that lists mandatory evacuation as a covered reason. Buy it when you pay the deposit, not when a storm shows up on the forecast.

What a Port Aransas beach house costs, and when to book

Port Aransas beach house rentals average $270 to $474 a night, depending on which data tracker you trust. Summer costs the most. November through February costs the least. Cleaning fees and a 15% hotel tax come on top.

Average nightly rate by size

Bedrooms Average nightly rate Per bedroom
Studio $132 $132
1 $158 $158
2 $216 $108
3 $255 $85
4 $330 $83
5 $448 $90
6 or more $693 $116 or less

Source is Rabbu’s Port Aransas market data as of April 27, 2026. These are year-round averages across all locations, before cleaning fees and tax.

Treat these as a floor. Rabbu puts the overall average at $270 a night, the lowest of the trackers in the source research. AirROI, updated September 2026, puts it at $474. None of them splits gulf-front units from the rest.

Then add the extras. AirROI found that 98% of Port Aransas listings charge a cleaning fee, with an average of $324. Since January 1, 2026, Port Aransas rentals under 30 days carry a 15% hotel occupancy tax, 9% for the city and 6% for the state. The tax applies to cleaning and pet fees too.

Seasons at a glance

Season Months What to expect
Spring Break March A sharp spike in demand. Beach drinking bans after 6 p.m. have applied in recent years.
Spring April to May Texas SandFest draws crowds in April. It ran April 17 to 19 in 2026. Sargassum seaweed season starts and usually peaks from April to July.
Summer June to August Peak prices. AirROI’s summer average is $568 a night. Expect long ferry lines on weekends. The Deep Sea Roundup fishing tournament runs in July.
Fall September to October Prices drop, and hurricane season runs through November 30. Beachtober events run all October, and the Harvest Moon Regatta sails into Port A.
Winter November to February The lowest prices of the year. Many companies offer monthly rates for Winter Texans, and Visit Port Aransas lists condos at $1,800 to $3,500 a month off-season.

Season data from Rabbu, AirROI and Visit Port Aransas.

Booking for summer or Spring Break? Book as soon as you know your dates. For the lowest price, look at November through February. AirROI found that about half of Port Aransas listings set a two-night minimum.

Getting there

Port Aransas sits on the north end of Mustang Island, about 4 hours from Austin and Houston. Corpus Christi International Airport is 40 to 45 minutes away by car.

You have two ways onto the island. The free Texas Department of Transportation (TxDOT) ferry from Aransas Pass runs 24 hours a day, and the crossing takes under 10 minutes. Visit Port Aransas warns of waits of an hour or more on summer and holiday weekends. A $64 million TxDOT project at the ferry landings will run two to three years, and KRIS 6 reported it could mean longer waits. The other way in runs from Corpus Christi over the JFK Causeway to Padre Island, then north on Highway 361. It skips the ferry line.

Stock up before you cross. Lowe’s Family Center is the main grocery store in town. If you’re taking the ferry, the closest H-E-B is in Aransas Pass at 101 E. Goodnight Ave. Coming through Corpus Christi, there’s an H-E-B plus! at 1145 Waldron Rd. in Flour Bluff.

Frequently Asked Questions

Which Port Aransas condos are right on the beach?

Gulf-side complexes with their own boardwalk or dune walkover. In town, that includes Sandcastle, The Dunes, Sea Isle Village, the Aransas Princess and Executive Keys. South of town on Highway 361, it includes Gulf Shores, Mustang Towers, Port Royal, Sea Gull, Sandpiper, Lost Colony and the Mayan Princess. Ask how long the boardwalk is and which building your unit is in.

Is Cinnamon Shore on the beach?

Partly. Cinnamon Shore has a row of gulf-front homes behind the dunes, but most homes sit a short walk or golf cart ride back. Cinnamon Shore North has two dune crossovers, and Cinnamon Shore South has three. Filter the rental site by "Gulf Front" if you want to be on the beach.

Do you need a beach parking permit in Port Aransas?

Yes, to park on most of the beach. The city sticker costs $12 in 2026 and runs January 1 to December 31. It covers marker 0 to marker 62, plus Corpus Christi beaches. Parking is free between the jetties and Horace Caldwell Pier, and between markers 52 and 58. Buy one at City Hall, Lowe's Family Center or a convenience store.

Can you drive a golf cart on the beach in Port Aransas?

Yes, if the cart has a city registration plate and a $12 beach permit. The city treats the beach as a street, so traffic laws apply, and Visit Port Aransas lists a 15 mph limit. Registration costs $50 a year for residents and $100 for non-residents. The driver needs a valid license, and Visit Port Aransas says drivers must be at least 16.

Can golf carts cross Highway 361 in Port Aransas?

Only where the city allows it. Carts can't drive on Highway 361 south of Avenue G, and fines run up to $500. The city posts a list of approved crossing points on its website. One bay-side complex, Pirates Bay, says its guests have no legal crossing at all. Ask your host before you count on a cart to reach the beach.

Is Airbnb or Vrbo better for Port Aransas rentals?

Neither wins every time. Many Port Aransas units list on both, so compare the same unit on each. Vrbo adds a guest service fee and offers VrboCare plus optional trip protection. More Airbnb listings now show prices with its fee built in. Booking direct with a local company skips platform fees, but cancellation rules are strict.

Where should you stay in Port Aransas with kids?

Book an on-the-sand complex near the city lifeguard stretch, which runs from marker D to marker 9 in summer. Sea Isle Village's beach mat lands near marker 3. For a house with a pool, Cinnamon Shore and Palmilla Beach put you a short walk from the sand with no highway to cross. For more options, see the best Texas beaches for families .

When is the cheapest time to rent a beach house in Port Aransas?

November through February. AirROI's data shows the lowest nightly rates in November, and Rabbu's shows the lowest rental income in December. Many local companies offer monthly winter rates for longer stays. Visit Port Aransas lists off-season condos at $1,800 to $3,500 a month. December through February also falls outside hurricane season.
